Which Grocery Store Is Best For Your Home Value
Some grocery stores are better for your home value than others, according to a study done by ATTOM Data Solutions.
An article from RealtyTrac.com (http://www.realtytrac.com/news/home-prices-and-sales/the-best-grocery-store-for-homebuyers-investors/), writes that buying a home near a Trader Joe's will get you the best bang for your buck when compared to chains Whole Foods and ALDI. The study looked at homes in the close vicinities of the three stores and took into account the average home value, 5-year home price appreciation, average percent equity in homes as well as a number of other factors.
The average home value near a Trader Joe's is a staggering $595,288. Not to be forgotten, Whole Foods also had an impressive $531,103 median home value as well. Meanwhile, homes in the vicinity of an ALDI were worth just $211,855 on average. Trader Joe's homes also had a better home appreciation rate than the other chains with a 67 percent gain after just 5 years. In this same metric, Whole Foods and ALDI hovered at a little over 50 percent each, which is just below average nationwide at 54 percent overall.
Although ALDI got left in the dust as far as value for home buyers, the homes surrounding the German-based chain were far and away the best buys for savvy real estate investors. The average gross ROI for a flip near an ALDI was 69 percent - easily the best return on investment of the three. On top of that, ALDI rental properties had an average of 10 percent gross rental yield while Whole Foods and Trader Joe's finished at 6 percent and 5 percent respectively.
