Groundbreaking takes place for initial neighborhood in Chainhoy Plantation

Dirt moved last week at Village at Point Hope, the first residential project in a new Berkeley County community bordering the Wando River and permitted for up to 18,000 homes.

Apartment builder The Spectrum Cos. broke ground on the 274 rental-home complex to include garden- and carriage-style apartments, dog park and pool. The apartment homes are at Cainhoy Plantation, a 9,000-acre master-planned community being mapped out by the same management team overseeing the Daniel Island development. Tenants will be within walking distance of the plantation's future grocery-anchored shopping center.

The Spectrum Companies previously developed two luxury multifamily communities on Daniel Island – Simmons Park and Talison Row. According to developers, the company landed the Point Hope project because of its expertise and attention to detail.

"We are delighted to partner again with Spectrum to lead off development of the Cainhoy property, which will include a range of housing options and connectivity between neighborhoods, schools, shopping, culture and environmental assets," says Matt Sloan, president of DI Development Co. The company is managing the Cainhoy development.

"Spectrum delivers top quality and their Village at Point Hope will help satisfy demand for comfortable multi-family living with easy access to the employment centers and recreational opportunities across the Charleston region," Sloan says.

Located near Daniel Island, the Village at Point Hope is the first private investment in the Cainhoy Plantation property. Cainhoy Plantation will soon become home to a mix of residential, retail and commercial development that reflects the natural landscape and features water views and a network of trails, developers say. The Wando River, two creeks and 22 miles of saltwater and marsh shoreline border the Cainhoy property, which is part of the Guggenheim Partners and Guggenheim Family Holdings.

The Village at Point Hope will include a fitness center and clubhouse, salt water pool, courtyard and grilling area. Apartments will range from studios to three bedrooms and offer custom-cabinets, quartz counter tops and luxury wood-look flooring, according to Spectrum Cos. Leasing is expected to begin in spring 2018 and be completed by that fall. The architect is Narmour Wright, and Carocon will serve as general contractor. Thomas + Hutton is the civil engineer and Design Resource Group handles site planning.
